Portals Own the Listings. Buyer’s Agents Can Own the Process.

Almost all buy-in-Italy search is listing browsing, and portals win it. The ground left to agents is fees, process, residency and client stories named by situation.

For independent buyer’s agents and property finders selling European homes to American and British buyers

About 96% of the monthly searches Americans run on buying a home in Italy are listing browsing: “italy house for sale”, “house for sale in tuscany italy” and their many cousins, according to Google Keyword Planner estimates pulled in 2026 on buy-in-Italy terms. That traffic belongs to portals. Gate-away alone advertises more than 45,000 Italian properties. An independent buyer’s agent will not outrank a catalogue, and should stop trying.

The rest of the demand is where agents win, and it is worth far more than its share of the volume. It is what people type once they are serious: what an agent costs, what the notary does, how to get a tax code, whether they can live there, whether a grandparent makes them Italian. Portals barely write about any of it. The agents who own this ground publish the process, name their client stories after the buyer’s situation, and keep every dated fact current.

Stop chasing the 96%

The gap between browsing and hiring shows up in the estimates for US searchers (Keyword Planner, 2026). “italy house for sale” draws about 22,200 searches a month and “house for sale in tuscany italy” about 9,900. “buying property in italy” draws about 720. “property finder italy” sits between 10 and 100. “buying agent italy” is too small to register at all.

Nobody searches for the profession. They search for a house, and then for the problems a house abroad creates.

Portals win the first kind of search for structural reasons, and their audience is large. US buyers made up 25% of the enquiries Gate-away received in 2025, even after a 21.6% fall on 2024, and more than a fifth in the first half of 2026 (Gate-away). A portal answers “show me houses” better than any agent can.

There is one sound way to touch that traffic. Italian Property Finder runs a page called “Villas to Buy in Italy” that intercepts the listing query and shows no listings. It describes independent representation for the purchase instead. It catches the browser and sells the service. One page like that per priority region and property type is worth building. A catalogue is not.

What serious buyers type

The queries that follow the house hunt are smaller one by one, but they are the ones a hiring decision hangs on.

Query US monthly searches (Keyword Planner estimate, 2026) What the searcher needs
italian citizenship by descent 1,000 to 10,000 A rule that changed in 2025
italy elective residence visa 1,000 to 10,000 A home registered in their name
italy golden visa 1,000 to 10,000 The news that property does not qualify
moving to italy from usa 1,000 to 10,000 A sequence of steps
codice fiscale 1,000 to 10,000 (UK the same) The tax code every buyer needs
can a us citizen buy property in italy 100 to 1,000 A yes, with conditions
buying agent fees 100 to 1,000 Who pays whom
inheritance tax in italy 100 to 1,000 (UK the same) Estate planning before the purchase
notaio 100 to 1,000 What the notary does, and does not do
7% flat tax 10 to 100 A threshold that changed in April 2026

Residency and citizenship searches outnumber searches for the profession by at least one order of magnitude. The buyer’s first question is whether they can live there. Where comes later. And the tax regime every relocation blog covers, the 7% flat tax for foreign pensioners, drew fewer searches than Italian inheritance tax.

Fees: the question Americans now ask first

Since August 17, 2024, US agents who use a multiple listing service must sign a written agreement with a buyer before touring a home. The agreement has to disclose the agent’s compensation and carry “a conspicuous statement that broker fees and commissions are fully negotiable and not set by law” (NAR). A generation of American buyers has learned to ask what a buyer’s agent costs, and they bring the question to Italy. “buying agent fees” draws 100 to 1,000 US searches a month, and so does “flat fee buyers agent” (Keyword Planner, 2026).

Not printing a fee can work, but only if the page explains the mechanism. Garrington Property Finders in the UK publishes a fees page that describes a retaining fee and a success fee “calculated as a percentage of the final purchase price”, without printing the percentage for purchases. The reader learns how the firm is paid, and when, before the first call.

An Italian fees page has more to explain than a British one. The buyer chooses the notary and pays for the deed, and neither an agency nor a bank may impose the choice (NotaiOnline). The selling agency charges its own commission. The buyer’s agent is paid by someone, at some point. The page has to say by whom and when, and whether the agent takes anything from the selling side. An agent paid partly from a seller’s commission can still serve the buyer well. A buyer who discovers it after signing will not believe that.

Silence on fees reads as a number too large to print. An explained mechanism reads as a firm with nothing to hide.

Residency and citizenship: the largest door, and the one that moves

Three facts belong on every site that sells Italian homes to Americans, each with a date.

There is no property route to Italian residency by investment. The investor visa asks for €2 million in government bonds, €500,000 in Italian shares (€250,000 in an innovative startup) or a €1 million donation to a project of public interest. Real estate is not a qualifying investment, and investors must buy or rent a home after approval (Henley & Partners). Yet “italy golden visa” draws 1,000 to 10,000 US searches a month.

The elective residence visa, the route for people living on passive income, requires a lease, rental contract or deed “in the applicant’s name”, registered with the Agenzia delle Entrate. The New York consulate states that the visa “DOES NOT ALLOW ANY WORK ACTIVITIES IN ITALY”. The home is part of the visa file, which is exactly where a buyer’s agent belongs in the story.

Citizenship by descent narrowed in 2025. Law 74/2025, in force since May 24, 2025, recognizes a person born abroad who holds another citizenship only under set conditions, such as a parent or grandparent who held exclusively Italian citizenship, or a parent who lived in Italy for two consecutive years after becoming a citizen and before the child’s birth (Italian consulate in Miami). In June 2026 the Constitutional Court suspended a challenge and referred the question to the EU Court of Justice, two months after it had declined a similar referral. The law stays in force meanwhile, and experts quoted by Courthouse News expect one to two years before Luxembourg rules.

Tax rules move too. Law 34 of March 11, 2026, raised the population ceiling for the southern towns that qualify for the 7% flat tax from 20,000 to 30,000 inhabitants, in force from April 7, 2026 (Gazzetta Ufficiale). Every page that still says 20,000 went stale that day.

An agent is not an immigration firm and should not pose as one. The honest angle is “buy, then settle”: explain the rules that touch the purchase, date them, and name the partner lawyer who handles the filing.

Proof, named by situation

Portals cannot publish a client’s story. Agents can, and the best of them title it after the buyer’s situation rather than the property’s region. A reader does not recognize themselves in “Tuscany”. They recognize themselves in “buying from abroad”.

Garrington’s case studies carry titles like “A necessary aide when based abroad”, “Downsizing to a new home” and “Family relocation”. Italian Property Finder writes every client story in the same four parts (Brief, How we worked, Outcome, Client note), including one about a US buyer who began a Liguria search alone. Garrington also puts its people on the site: its sitemap lists 36 individual team pages.

Freshness is the other half. Garrington has run a UK market review for well over a decade: about 170 of the roughly 660 pages in its sitemap are market reviews, and eight of them are dated 2026. Italian Property Finder shows what the process layer looks like when it is written to a buyer’s fear: “How the Italian notary protects you (and what they don’t do)”, “From Offer to Notary: A Plain-English Guide to the Legal Steps in Italy”, “Viewing Trips That Work: Six Homes in Two Days”, “Lake Como Moorings, Docks, and Boat Logistics”. No portal writes about moorings. Its US buyers section covers the process, the legal steps, financing and currency, and tax, and warns that an offer in Italy can bind earlier than an American expects.

The winnable ground, in four lines

  • Fees: explain who pays whom, when, and whether you take anything from the selling side.
  • Process: the notary, the codice fiscale and the binding offer, each written for a foreigner and dated.
  • Residency: buy, then settle, with the rules that touch the home and a named partner lawyer.
  • Proof: client stories named by the buyer’s situation, in one repeatable format.

06 steps

What to do on Monday

  1. Retire any plan to rank listing pages. Build one service page per priority region that answers the listing query and sells representation, on the “Villas to Buy in Italy” model.

  2. Publish a fees page that explains the mechanism: who pays the selling agency, who chooses and pays the notary, when you are paid, and whether you take anything from the seller’s side. Put a date on it.

  3. Write a residency hub for American buyers covering the investor visa (no property route), the elective residence visa (a registered lease or deed, no work) and citizenship by descent (Law 74/2025 and the pending EU referral), each with an “as of” date and your partner lawyer’s name.

  4. Correct any flat-tax page today: the ceiling has been 30,000 inhabitants since April 7, 2026.

  5. Rename every testimonial after the buyer’s situation and rebuild it as Brief, How we worked, Outcome, Client note.

  6. Start a monthly market note, and keep it going for twelve months before you judge it.
